Maryland has unique laws which do not permit Maryland notaries to perform settlements (also called closings) for title insurance companies, unless they have also obtained a Maryland title insurance producer's license.
Licensed title insurance producers who work as independent contractors for title insurance agencies to perform settlements are called "TIPICs", or "Title Insurance Producer Independent Contractors".

WHY SHOULD YOU
TAKE THIS COURSE?
Consider taking this course for the following reasons:
1. Maryland closing procedures are unique to Maryland. Issues such as tax calculations, ground rents, front-foot benefits, and settlement terminology are very different from other states. A generic course offered everywhere in the U.S.A. just won't cut it here!
2. I work as a Maryland underwriter for a national title insurance company, and have done so for the past 15+ years. My job is to oversee Maryland title insurance agents, review real estate documents, and review settlements. I teach Maryland notaries/TIPICS exactly how to perform settlements as part of my full-time job!
3. The Maryland title insurance exam does not include many questions about settlements. Therefore, many title insurance schools do not teach much about performing settlements in their title insurance prelicensing classes.
4. Without specific training and/or experience in performing Maryland settlements, Maryland title insurance companies will probably not hire you! You need to obtain Maryland-focused training and education to get over the initial hump of getting hired by Maryland title insurance companies!
WHAT IS TITLE INSURANCE
CERTIFICATION, AND
HOW COULD IT HELP
ME GET WORK?

The State of Maryland does not provide a separate certification, apart from a title insurance producer's license, that the licensee has specific knowledge or experience to perform real estate settlements.
That is the purpose of this course! After finishing the course, you will be given a Certificate of Achievement from the A+ Academy of Notary and Title Insurance, LLC, signed by Ned W. Livornese, Maryland Attorney and title insurance underwriter. This certificate can be shown to potential employers as proof of having taken a course specifically on Maryland title insurance settlements and practices!

Students will be given "real life" examples of documents used in typical settlement where residential property is either refinanced or bought/sold. Examples include:
I. SETTLEMENT STATEMENTS:
We will review settlement statements (closing disclosure
and HUD-1) for a refinance and for a purchase/sale of
residential real estate.
II. LOAN DOCUMENTS:
Includes:
- Promisory note;
- Deed of trust;
- Required disclosures;
- Owner's affidavit;
- IRS reporting forms;
- And many more!
II. TITLE COMPANY DOCUMENTS:
Includes:
- Conveyance deed;
- Owner's and buyer's affidavit;
- Required state disclosures ;
- Required federal disclosures, including
IRS forms;
- And many more!
III. UNDERWRITER AND STATE/LOCAL COMPLIANCE ISSUES:
Includes:
- Obtaining proof of identity to satisfy the underwriter;
- Patriot Act compliance;
- RESPA, FIRPTA, good funds, and MD reporting requirements;
- Collecting taxes for Maryland transactions;
- And many more!


Simply passing the Maryland title insurance examination is not enough, in most cases, to get you work with Maryland title insurance companies. It's the same old story: you can't get work without experience or training, and you can get experience or training without work!
