Hello, I'm Ned Livornese. I've worked the past 15 years as a full-time title insurance attorney and Maryland underwriter for national title insurance company. My job is to oversee Maryland title insurance agents, review real estate documents, and review settlements. I teach Maryland notaries/TIPICS how to perform settlements as part of my full-time job.
You're probably here for one or more of the following reasons:
1. You're a new Maryland TIPIC or title insurance producer, and want to learn how best to perform title insurance closings; or
2. You're a Maryland TIPIC, and you can't find work as a TIPIC in Maryland with title insurance agencies; or
3. You're wondering why you became a TIPIC in the first place! You thought that once you got your title producer's license, getting work doing closings for title insurance agencies would be easy!
The crucial information nobody ever told you is this: without specific training from a Maryland title insurance attorney or underwriter, Maryland title insurance companies may never hire you. That's a simple but true fact of life.
You need to obtain Maryland-focused training and education from an acknowledged Maryland expert who can explain to you, in simple terms, how Maryland closings really work. Anything short of an experienced Maryland title insurance attorney or underwriter simply won't do!
The bottom line is that Maryland closing procedures are unique to Maryland. Issues such as tax calculations, ground rents, front-foot benefits, and settlement terminology are very different here than in other states. A generic course offered everywhere in the U.S.A. just won't cut it here!
Maryland title insurance companies know this very well.
